If non-EU citizens want to purchase property in Slovenia, they have to establish a company first. Non-EU citizens can register an LTD company. For that they would need a Slovenian tax number, 7.500€ founding capital and a business address in Slovenia. All shareholders and representatives would have to come to Slovenia to make the company registration and open the corporate bank account. The process takes about 2 weeks to complete.

After the company is officially registered and it has an active bank account, you can purchase the property through your company. Afterwards you can start renting it out to clients for long-term or short-term.

Renting own real estate in Slovenia – possibility for business immigration

If you also plan to relocate to Slovenia and oversee your business, purchasing real estate through the company would give you the possibility to apply for business immigration. If the property you purchased costed more than 50.000€ and if you have the appropriate business activity registered, you can apply for work and residence permit based on making an investment to the company’s fixed assets.

It is important that you make the purchase within 6 months from company registration. You also have to submit the application for work and residence permit within those 6 months.
